Stone Harbor Redevelopment

Fuss & O’Neill completed engineering, planning, and permitting of expedited civil site design and remediation activities as part of a $30 million redevelopment project of a former manufactured gas plant site on historic Bristol Harbor.

Remediation included dewatering and dredging of sediment contaminated with PAHs, coal tar, and metals from two slips within the Bristol Historic Waterfront District to facilitate redevelopment of the site as luxury condominiums. To complete remediation activities, Fuss & O’Neill worked closely with multiple regulatory agencies to achieve expedited approvals for this high profile, interdisciplinary project. We worked intimately with CRMC, ACOE, and RIDEM to expedite approvals for this adaptive re-use of a historic waterfront building.

Historic and waterfront site features were enhanced by the successful coupling of site design and remediation solutions.

Additionally, our team planned/designed for a 44-boat slip marina and designed public access along the waterfront while maintaining privacy to a privately owned condo site.
