Middlesex Hospital Property Condition Assesment

Fuss & O’Neill was contracted to perform a property condition assessment for Middlesex Hospital as part of pre-purchase due diligence for the 3,750 ft2 building on 2.2 acres.

Fuss & O’Neill assessed the existing structural, mechanical, electrical, plumbing, and fire protection systems for the building according to the ASTM standards and prepared a property condition report. We performed a visual assessment of the observable and accessible portions of the building to gain an understanding of the existing structural systems and their current conditions. Our scope of work included:

  • Identifying structural systems for the building including roof and floor framing, exposed foundation elements, and exterior and interior load-bearing walls.
  • Identifying existing physical deficiencies that are suggestive of structural distress.
  • Identifying existing physical conditions that may not comply with current structural provisions of the Building Code.
  • Reviewing the general condition of the roofing and exterior façade to determine their general condition and identify obvious deficiencies that may affect the condition of the primary structural systems.

We prepared a report summarizing the observed conditions, including: identification of structural elements or conditions in need of additional investigation; estimation of the remaining useful life of the existing structural systems, roofing, and façade; and an order of magnitude cost estimate for the implementation of our recommended repairs, replacements, and further investigations.
