Science Park Redevelopment

This multi-phase urban renewal project included the development of a parking garage, chilled water plant, and the restoration and adaptive reuse of former weapons manufacturing facilities into office, research, and residential uses.

Fuss & O’Neill provided a comprehensive range of services, including: due diligence planning, design and permitting, site survey, remediation, building decontamination, soil management, traffic impact studies, utilities, landscape architecture, roadway improvement designs, traffic calming, streetscape enhancements, new turning lanes and sidewalks, new traffic signals, intersection realignment and safety improvements, parking, stormwater management, civil engineering, and construction administration. We led the coordination and compilation of a complex set of local and state permits for zoning, remediation, building decontamination, soil management, and site generated traffic. We successfully obtained approvals in an expedited manner. We prepared and implemented a complex remedial action plan to ensure that safety and cleanup standards were met.

The design incorporated mounded plant beds featuring “found artifacts” from the historic building, surrounded by a vibrant palette of perennials and grasses for multi-season interest.

This 15-acre brownfield site was challenged by more than 100 years of manufacturing, including more than 45 demolished buildings and a variety of contamination issues.
