Truly building community begins with understanding both a sense of place and the people who live, work and play in it. Fuss & O’Neill has decades of technical knowledge gathered from our planning, landscape architecture and urban design work in communities throughout the East Coast. But we approach every engagement with a keen appreciation that each community has its own distinct vision, and requires a fresh perspective to bring it to life.

Community Services

Brownfields Redevelopment

We have a long and successful history of providing brownfield redevelopment services to developers and public entities. We provide an integrated team of technical experts that have a singular focus on promoting the highest and best use for blighted properties. In addition to helping clients obtain state and federal funding, our our team understand how to drive up real estate value through cost effective site remediation and redevelopment design services that optimize sustainable property reuse.

Complete Streets Planning and Design

The Complete Streets approach to roadway planning and design focuses on holistic transportation planning and design that balances both all modes of motorized and non-motorized transportation in an equitable and safe manner, giving people choices in mobility to support their lifestyle preferences. Our philosophy is to create transportation systems that support and enable a community’s vision and create special places for people to live, work and play. Services include context sensitive design, concept planning, drainage, utilities, bicycle facilities, complete streets approach, multi-use and bike facilities, roundabouts, cost estimates, and on-call support.

Environmental Due Diligence

Environmental due diligence is the process of understanding and assessing the environmental conditions of a property, often in advance of property acquisition. This combined legal and technical exercise is often performed to fulfill liability protections that may be available under federal and state environmental laws. Our services include assessment of environmental conditions, the development of remedial strategies to address these conditions in the context of the site development plan, and the implementation of remedial measures.

Environmental Impact Assessment

We have experience in environmental documentation for a variety of projects in institutional, suburban, and urban settings for actions as diverse as affordable housing renovation, roadway extension, and coastal beach nourishment. Our team is able to provide the expertise necessary to evaluate existing conditions and potential impacts to natural resources, infrastructure, and cultural resources, as well as socioeconomic and environmental justice issues.

Environmental Remediation

Our environmental and engineering staff provides our clients with a full range of remedial services, beginning with the conceptual evaluation of alternatives and proceeding through detailed design, installation, operation and maintenance, and post-remediation monitoring and verification processes. Most importantly, we understand that for our remediation approaches to succeed they need to be both context sensitive and fully promote our clients operational and redevelopment goals for their businesses.

Environmental Site Assessment

The environmental assessment process identifies whether hazardous materials or petroleum products were potentially released on a site, and where these releases occurred. Our services, often provided prior to property acquisition, include identification of potential release areas in Phase I, sampling to determine where releases have occurred in Phase II, and full delineation of the extent and magnitude of contamination in Phase III. After assessment is completed, we assist our clients in preparing feasibility studies and remedial action plans.

Facility and Campus Management

We assist private and public clients with the challenges inherent in developing and managing large facilities and campuses. Our services include the planning, design, and construction management of new buildings and renovations, consolidations and relocations, and their infrastructure systems (e.g. power, chilled water, compressed air, fuel, steam, and specialty gases). We work with industrial clients to optimize manufacturing processes through machine upgrades, improvements to cooling/heating utilities and integrated control systems, effective industrial waste systems, process safety management and indoor air quality/industrial ventilation needs.

Green Infrastructure

Communities can choose a green infrastructure approach to support sustainable communities, maintain healthy waters, and provide long term sustainability of social, environmental , and economic priorities. Since the 1980s, we have been perfecting the planning, design, and implementation of infiltration and vegetative treatment systems, and are leaders in the use of low-impact development (LID) and other green infrastructure.

Groundwater Development & Permitting

We have a long history identifying water supply sources for our clients and assisting them with the permitting process needed to bring these sources on-line. We conduct aquifer pumping tests and three-dimensional groundwater modeling to assess impacts to hydrologic resources including wetlands, surface water bodies, and other wells. The data is also used to support applications for groundwater diversion permits. In addition to assessment and permitting services, we help state and municipal governments develop wellhead protection programs and municipal aquifer protection ordinances.

Hazardous Building Materials Consulting

Toxic and hazardous materials include materials, chemicals, or biologic agents that may pose a risk to human health or the environment. These materials, such as asbestos, lead, mold, PCBs and radon, may be found in building envelopes or the surrounding outdoor environment. Our services include building inspections, material sampling and analysis, development of design specifications, and monitoring for abatement programs.

Integrated Redevelopment

Realizing the maximum value in real estate requires a multidisciplinary team that can integrate varied technical solutions into a comprehensive redevelopment plan consistent with the vision of the owner. Our staff is experienced in working together with redevelopment teams in the development of comprehensive planning, design, and permitting strategies. Our experts seamlessly weave the technical, regulatory, financial, and aesthetic aspects of redevelopment into the existing urban fabric to deliver the best solutions and maximize the long-term value of redevelopment projects.

Land Surveying

Building upon 90 years of land surveying records and maps, we support both clients and other groups within our company. We use state of the art equipment, such as robotic total stations and virtual reference GPS systems, to provide property boundary surveys, control network preparation, ALTA/ACSM surveys, topographic and utility surveys, and construction stake-out services.

Landscape Architecture

Fuss & O’Neill integrates planning and landscape architectural services across our diverse disciplines. Our team of designers, planners, and engineers possess a unique blend of formal and practical experience in landscape architecture, planning, real-estate development, transportation, site master planning, and design. Partnering with profit and non-profit developers, government agencies, and allied design professionals, we provide a diverse palette of visualization tools for communication and public outreach.

Our multi-disciplined team allows us to address the multi-faceted needs of any structural assignment. We develop tailored and cost effective solutions that are functional and aesthetically compatible with their surroundings.

Transportation Engineering & Permitting

Our transportation team excels in resolving complex infrastructure and permitting challenges. We believe that successful projects must be designed with sensitivity to the community, diligence to technical and functional criteria, and awareness of cost. Services include traffic signal systems, traffic calming, modeling, parking studies, traffic impact analysis for development projects, and maintenance of traffic during construction. Permitting services cover the CT State Traffic Commission, ConnDOT, MassDOT, RIDOT, and NYSDOT, in addition to encroachment and street access permitting.
