Rocky Point Park Abatement, Demolition, and Redevelopment

Over the course of a decade, Fuss & O’Neill worked with several stakeholders of the iconic Rocky Point property to clear the beloved former amusement park site and develop a new signature recreational space on the shores of Narragansett Bay.

Initially, while redevelopment planning was being considered, we were retained by the U.S. Small Business Administration through a Design/Build contract to conduct asbestos abatement and demolition activities for dozens of structures located in the former amusement park midway. This was undertaken as an imminent risk mitigation measure. Later, upon acquisition of the property by the RI Department of Environmental Management, we returned to the project to design and administer a much larger and complicated demolition project, including hazardous materials abatement and removal of the largest structures (the Windjammer/Palladium building and the original Shore Dinner Hall), as well as more than 50 residential cottages.

Coordination – Due to the high profile and historic nature of the site, as well as public interest, significant coordination and a thoughtful approach were required. The age and condition of the long-abandoned buildings required special attention and security during hazardous materials abatement and structure removal.

After – The site now has a new life as a public amenity. Signature park elements were retained and incorporated into the new recreational facility.
